Southlake vs. Keller: Which DFW Suburb Is Right for You?

Southlake and Keller are two of the most popular suburbs in the DFW metroplex, and they share a lot of the same appeal: great schools, safe neighborhoods, and easy access to both Fort Worth and Dallas. But they’re not interchangeable. Here’s an honest comparison to help you decide which one fits your family better.

Schools

Southlake is served by Carroll ISD, one of the most prestigious school districts in Texas. It’s a single-high-school district, which means every student in Southlake attends Carroll Senior High. This creates a tight-knit community identity and consistently top-tier academics and athletics.

Keller is served by Keller ISD, which is larger and operates three high schools: Keller High, Timber Creek High, and Central High. All three are highly rated, and the district consistently ranks among the best in the state. The difference is scale — Keller ISD serves a broader geographic area and offers more school choice.

Verdict: Both districts are excellent. Carroll ISD has the prestige factor; Keller ISD offers more options and a lower price of entry.

Home Prices

This is where the two cities diverge significantly. Southlake’s median home price hovers around $1.2 million. It’s a luxury market where most homes are custom-built on larger lots, and entry-level options are rare.

Keller’s median home price sits closer to $550K–$650K, with a much wider range of inventory — from updated starter homes in the high $300Ks to luxury estates over $1M. For families who want top-tier schools without the seven-figure price tag, Keller is often the sweet spot.

Lifestyle and Vibe

Southlake centers around Southlake Town Square, an upscale open-air shopping and dining destination that feels like a small downtown. The vibe is polished, affluent, and community-oriented. Events like the Stars & Stripes celebration draw the entire city.

Keller has a more laid-back, family-forward feel. Old Town Keller is undergoing revitalization with new restaurants and local businesses, and the city’s parks and trails system is extensive. It’s less flashy than Southlake but arguably more accessible.

Commute

Both cities sit along the Highway 114 corridor, making commutes to DFW Airport (15–20 minutes), Westlake’s corporate campus area (10–15 minutes), and downtown Fort Worth (20–25 minutes) comparable. Keller has slightly better I-35W access for commuters heading north toward Alliance or south toward downtown.

Which One Is Right for You?

Choose Southlake if you want a luxury lifestyle, the Carroll ISD brand, and Southlake Town Square at your doorstep. Choose Keller if you want top-rated schools at a more accessible price point with a relaxed, family-first atmosphere.
